How Updates Work

  • Source: All data comes from the official NDIA SDA Enrolled dwellings and NDIS demand data quarterly releases.
  • Frequency: The NDIS typically publishes new data in March, June, September, and December. We process and update SDA Signals within days of each publication.
  • What changes: Each quarter, participant demand, enrolled dwellings, and places may change across regions. This can shift market assessments and investor action signals.
  • Historical context: SDA investment decisions are long-term (12-24 month build cycles). Single-quarter fluctuations matter less than sustained trends.

What to Watch Each Quarter

Regions changing assessment

When a region moves from "Balanced" to "Undersupplied" or vice versa, it signals a meaningful shift in supply-demand dynamics. These transitions are the most actionable data points for investors.

Demand growth

Rising participant numbers (both in use and eligible) indicate increasing need for SDA housing. Consistent demand growth across multiple quarters strengthens the investment case.

New supply entering the market

When dwelling counts increase in a region, it means new SDA stock has been enrolled. This can reduce the gap and change the market assessment from undersupplied toward balanced.

Utilisation rate shifts

Changes in utilisation (participants in use vs available places) affect confidence levels. Rising utilisation confirms genuine demand; falling utilisation may signal matching difficulties.
